Why April 2026 changed everything

One annual return became five quarterly filings

HMRC is replacing Self Assessment with Making Tax Digital. For most landlords and sole traders that means going from one submission a year to five — with automatic penalties if you slip.

The old way (pre-2026)

  • 1 tax return per year
  • Paper receipts & spreadsheets
  • Manual data entry in the January rush
  • Lower risk of fines

The new system (from April 2026)

  • 5 mandatory submissions per year
  • Digital record-keeping only
  • Real-time digital linking
  • Automatic points-based penalties

When does it apply to you?

April 2026Income over £50,000
April 2027Income over £30,000
April 2028Income over £20,000

Based on gross qualifying income (property + self-employment turnover before expenses).
